The Selling Process

The goal is simple- Get you top dollar in a time frame that meets your needs and with the least amount of stress.

The process is thorough-

Initially –

I get as much information as possible about the property you are interested in selling.  This way I can do a lot of the legwork before I meet with you.

I check tax records to make sure you are taking all the available exemptions. If you are a senior citizen and entitled to the senior freeze, I make sure you are taking it.  I have pointed out to many clients that they weren’t taking the exemptions entitled to them. 

Next, I meet with you at your property.  You’ll point out improvements that have been made to the property and what you really enjoyed about living there.  We’ll discuss your reasons and time frame for selling.  If you want to buy something else, I cover the logistics of selling before buying or buying before selling.

As we tour your home, we’ll discuss any changes that might be needed to market the property (staging). 

In some cases, I may be able to suggest a list price during my first visit to your home; in other cases, more research may be needed.  During the first visit, I always leave marketing materials and start preliminary discussions of a marketing plan

I’ll explain the Coldwell Banker Home Warranty which is available to Seller(s) during the listing period if they are willing to provide it to the Buyer(s) at closing.

I thoroughly cover the showing process with my sellers (what to do before and during a showing).
