Buying – from start to finish

We’ll discuss your reason for moving.  I’ll ask for a description of your current home, and what is lacking in it.  You’ll tell me what you’re looking for in a new home: large kitchen, main floor laundry, etc. I try to go beyond the number of bedrooms and bathrooms. I always cover the different style single family homes available. If you are an attached home buyer I will go over the different options available.

We’ll discuss the suburbs of your choice.  In some cases you just have to give me North, South, East and West boundaries so I can make you aware of every suburb that will work.

We will talk about the logistics of selling before buying or buying before selling if you currently own a property.

If you haven’t already contacted a loan officer, I can recommend a few.

After our initial conversation, I’ll conduct an MLS search covering all of the suburbs we talked about.  In some cases, I’ll meet with you in person to present the listings to you; in other cases, I’ll e-mail the listings.

I believe it is beneficial for us to initially look at houses together so I can find out if the houses I selected are right on target or if there is some other characteristic that suddenly becomes important to you that wasn’t mentioned at first.  During our time spent together looking at homes, we’ll discuss the many aspects of buying a home:  offer, accepted contract, attorney approval, inspection and closing.  I’ll explain my role in the transaction and how I will work with you right through the closing. 

To save time, I am willing to preview homes or at least drive by to make sure there are no negatives with the location.

My commitment to You:

1. Buyer Counseling Session: I will conduct a buyer counseling session to discuss your needs and goals, and to plan your property search.
2. Buyer Agency Alternatives: I will discuss agency alternatives for you and the sellers.
3. Buyer Representation Agreement: I will present and explain the representation agreement and the benefits it offers.
4. Buyer's Package: I will provide you with the pertinent information you will need during the buying process.
5. Financing Qualification: I will offer to arrange to have you pre-approved with our mortgage company.
6. Coldwell Banker Team Search: I will present your property search criteria to the Coldwell Banker Residential Brokerage sales team. Our goal is to present you with properties as they debut or before they appear on the open market.
7. Property Showing: I will show you properties that meet the criteria you have selected.
8. Property Evaluation: I will discuss the positive and negative features of a property that may affect its value and future resale.
9. Property Disclosure: I will review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to us.
10. Review of Written Seller Disclosure: I will thoroughly review with you the seller's written disclosure statement to enable you to accept or specify the remedy for each fault disclosed.
11. Appraisal Contingency: I will explain to you the option of an appraisal contingency
Home Inspector12. Home Warranty: I will explain to you the option of a home warranty plan to reduce your risk of repair when purchasing a property.
13. Home Inspections: I will recommend that you obtain a professional home inspection.
14. Estimate of Funds Required: I will provide you with an approximate preliminary estimate of closing costs and down payment requirement anticipated in the transaction.
15. Offer Preparation: I will prepare a written offer on the property you choose to purchase, with terms approved by you.
16. Home Inspection Remedies: I will work with you to request the seller remedy the items you specify.
17. Negotiation Strategy: I will prepare a negotiation strategy for the property you have selected.
18. Offer Presentation: I will present your purchase offer in the most favorable
light possible.
19. Walk-Through: I will accompany you on a thorough walk-through of the property (if one is provided for in the sales contract) before closing.
20. Closing The Sale: I will monitor and inform you of the progress of the purchase agreement.
21. After-Sale Service: I will contact you after the closing to follow up on remaining details or service needs.
